How to Sell Your Home in a Buyer’s Market
You may have heard it said time and time again, but what does the term “buyer’s market” really mean?
Simply stated, a buyer’s market is a real estate market, or climate, that generally favors a buyer. Aka those who are looking to purchase a home. Typically this means a large supply of homes and very few buyers, resulting in sellers catering greatly to the needs of the buyer, often resulting in homes sold at lower prices.
In this blog post we will break down the 3 leading factors that contribute to a buyer’s market – and how to overcome these factors and actually get your home sold despite the current market.
Buyer’s Market Factor #1: Large Inventory of Homes
When home seekers have more homes to choose from the direct result is that buyers receive the edge because there are more homeowners competing for the same reduced number of buyers in the market. More sellers and less buyers usually drives down the price of homes because buyers can often negotiate better prices and terms with sellers who are motivated and whose homes have been on the market for an extended period of time.
Combative Technique for Sellers:
- Given the right tools, your home can stand out from the inventory of homes available. The edge is in the marketing. Think of it like candy bars. There are literally hundreds to choose from, but those creatively positioned in the checkout line get purchased the most. Product placement is a huge driving factor here, and the same principle very much applies to selling your home in a buyer’s market. If you partner with a Team of Realtors that can correctly place your home in front of buyers with proper positioning and creative marketing, then you can get your home sold quickly.
Buyer’s Market Factor #2: Smaller Pool of Potential Buyers
Qualified buyers have the upper hand in a buyer’s market because not only are they in high demand because of a surplus of homes, but they can also leverage the fact that they actually have the money to spend on a home. Today’s market also has stricter lending standards, which can make the buyer pool even scarcer. Sellers can find it difficult to find these qualified buyers to market their homes to.
Combative Technique for Sellers:
- You need a real estate agent that will put your home in front of a target audience ready to buy your property.
- The right Realtors can provide a steady stream of potential buyers.
- Finding the correct potential buyer can be difficult and time consuming, but Realtors will screen buyers for you and ensure that you only deal with qualified buyers.

Buyer’s Market Factor #3: Extended Time on the Market Creates Desperate Sellers
Another popular instance in a buyer’s market is having homes that have been on the market for long periods of time. When there is more supply than demand, buyers aren’t quick to snatch up the homes they see for fear of someone else purchasing the home. When a seller finally gets someone interested in purchasing their home, often they sell for lower than the price they want and at terms that favor the buyer simply to get the deal done – the seller wants to put a sold sign in the front yard and move on with life.
Combative Technique for Sellers:
- Selling your home is like forging a high stakes business deal. If you go it alone, often times there are things you can miss and a lot of places where you can sell yourself short if the area you are dealing with is not your field of expertise. This same type of thing happens when homeowners try to sell their home on their own, or partner up with a Realtor that can’t give them the edge they need to get their home sold and protect the homeowner’s best interest.

10 Tips for Speeding Up the Loan Process
This post is brought to you by Texas mortgage lender Rich Hebert.
You and your family have finally found that perfect dream home, and everyone is excited and eager to move in to start new beginnings. The only thing now standing in the way, however, is the lengthy stress-filled loan process that you certainly are not looking forward to. We can show you how to make the loan process a more relaxed experience and also provide helpful strategies on how to effectively speed things up.
Please keep these tips in mind while seeking your loan:
Quickly provide all documents we request such as bank statements, tax returns, employment verification, proof of income such as pay stubs, statement of assets, divorce/separation papers, evidence of mortgage/rental payments, gift letters if part of your down payment is coming in the form of a gift from a friend or relative, bankruptcy statements, DD214 (military applicants), Retirement and other income, social security card, photo identification, etc.
Opt for pre-approval in order to lock in a desired rate. Pre-approval can also enable you to know the exact amount you can afford and to eliminate potential problems that might occur during the regular loan process.
Do not transfer or add funds to your account(more than $250) without saving documentation of its origin; for example, a paycheck stub, a copy of a check prior to deposit, money order receipt, etc.
Acquire a copy of your credit report from all credit bureaus and be ready to explain any discrepancies such as delinquent payments and/or outstanding debts. It would be beneficial to resolve any disputes with creditors expeditiously.
Be honest, accurate and complete when filling out your loan application. Do not misrepresent your employment information, residence history or financial information. This could jeopardize your loan and may result in denial of the loan.
Keep all necessary documents and financial records in the same place for easy access, such as a file folder.
Refrain from adding debt between the loan application and closing in the event we have to re-verify your debt at the last minute. Any new debt may escalate your income to debt ratio, and thus could adversely affect your loan.
Promptly return phone calls and emails to your loan officer, and provide the officer with additional requested information as soon as possible.
Order an immediate appraisal of the property.
Use experienced persons when selecting realtors, inspectors, appraisers, surveyors, and other professionals involved in the process.

5 Benefits of Having Title Insurance
While many people have heard of a title attorney and title insurance, some may not understand the benefits of actually having title insurance in place. In order to ensure the smoothest transition possible, it is important for you to secure title insurance.
There are also instances in which case it is mandatory for you to acquire title insurance, like when it is stated in your contract, so it is best to have a title attorney in mind when conducting real estate transactions.
What is title insurance?
In short, title insurance protects an owner or lender’s financial interest in real property against loss due to liens, title defects, or other instances.
When you actually purchase a home, it is essential for you to be 100% sure that there are no problems with the home’s title and that the seller can legally sell you that property.
Did you know that about 1/3 of all title searches reveal a title problem?
Several hidden problems can come to light, even when you conduct your own title search, including:
- Errors or omissions in deeds
- Mistakes in examining records
- Forgery
- Undisclosed heirs
These mistakes can make it almost impossible for you to enjoy your new property purchase, and can cause you to have financial losses.

Part One – Communication
Over the past years, the number one complaint we hear from sellers of homes that haven’t sold, or expired listings, hands down, have been that the seller has not heard anything at all about what was going on with the house, their agent never calls them, and the communication lines are non-existent.
